How we approach an accessory dwelling unit

Customers first need a unit that fits the property and its intended use. We review the layout, access, and construction concerns before setting the work scope. This service is the wrong fit when the goal is only to refresh one existing room.

Keep design and construction connected

Material choices affect the finished space and the work sequence. We guide customers from design concepts through selection, construction, and final details.

Explain problems before finishes

Moisture, cracks, and drainage concerns deserve attention before flooring, paint, or cabinets go in. We discuss those findings so customers can make informed project decisions.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Questions about building an accessory dwelling unit

What construction issues can affect an accessory dwelling unit for Accessory Dwelling Unit Construction?

Permit delays, moisture intrusion, settlement cracks, and drainage problems can affect an accessory dwelling unit. HomeRemodelBellevue.com checks these concerns during planning and explains how they may change the work scope. Customers receive a clearer basis for choosing materials, setting priorities, and requesting a quote.

How is an accessory dwelling unit matched to a property's layout?

The proposed layout is matched to the property's available space, access, and intended household use. We discuss room needs, movement through the unit, and construction concerns before design choices are final. Customers can then decide which features belong in the project and which choices need more review.

Which parts of the job can change the quote?

The layout, construction work, site concerns, material choices, and interior finishes can change the quote. We review those items before preparing the work scope. Customers can request a quote that reflects the proposed unit instead of relying on a broad remodeling category.

When should homeowners address drainage problems?

Drainage problems should be addressed during planning, before construction and interior finishing begin. We discuss how water movement relates to the proposed unit and its materials. Customers who raise drainage concerns early have more information for setting the project scope.

Why do settlement cracks need attention before construction?

Settlement cracks need attention because they can affect decisions about the proposed construction work. We review where the cracks appear and discuss them with the rest of the property conditions. Customers can then decide which questions must be resolved before approving the work scope.

What should I prepare before requesting an accessory dwelling unit quote?

Customers should prepare the intended use, preferred room needs, known property concerns, and desired interior finishes. We use that information to discuss the layout and construction scope. Photos, existing plans, and notes about moisture or cracks can also help explain the property before the assessment.
